Why humidity makes servicing matter more here
An air conditioner works by condensing moisture out of the air. That means the inside of the indoor unit is damp, dark and, once dust settles on it, has everything mould needs. In a subtropical climate like ours that happens faster than in a dry one.
The signs are recognisable: a musty smell when the system first starts, visible dark speckling on the barrel fan or the louvres, or someone in the house whose hay fever gets noticeably worse when the air conditioning runs. By the time you can smell it, it is well established.
A proper service and clean removes it. Wiping the filter and calling it done does not — the growth is on the barrel fan and the evaporator coil behind it, which is where a proper clean gets to.
What a real service includes
- Filters removed, washed and dried properly
- Indoor coil and barrel fan cleaned — this is the part that matters and the part that gets skipped
- Drain pan and condensate line cleared and flow checked
- Outdoor condenser coil cleaned of dust, grass clippings and, on the coast, salt residue
- Refrigerant pressures and system operation checked
- Electrical connections checked for heat damage and tightness
- Airflow and temperature differential measured across the coil — the objective test of whether it is actually performing
- Mounting brackets and outdoor unit condition checked, particularly for corrosion on coastal properties
That measured temperature differential is the honest test. If the air coming out is not enough colder than the air going in, something is wrong, regardless of how clean it looks.

How often should air conditioning be serviced?
Annually for a normal home. Twice a year for holiday rentals, and coastal properties should add periodic fresh-water rinsing of the outdoor coil between services.
Why does my air conditioner smell musty?
Almost certainly mould on the barrel fan and evaporator coil inside the indoor unit — the humid Clarence climate makes this common. A proper service and clean removes it. Wiping the filter will not.
Does servicing keep my warranty valid?
Usually. Most manufacturers require documented regular servicing, and a warranty claim can be refused without it. Keep your service records.
Can I just clean the filters myself?
Please do, monthly in summer — it is the best thing an owner can do. But it does not reach the barrel fan or the coil, which is where mould actually grows.
When is the best time to book?
Spring, before the first hot week. Every January there is a rush of breakdowns from systems that have not been serviced in years.
